Personally I like talking to engineers - they have no potential financial interest and are the best qualified to talk about adding load bearing beams. Do the hard jobs first. I want to knock down a half-wall that seperates the kitchen from lounge to make it more open plan & have a bigger kitchen. Just got to see if its do-able first before I get excited Trying to make it mine! Re: Load bearing walls 4Aug 27, 2008 6:52 pm Its fairly easy to tell if you look up into the roof, however if you have absolutely no building knowledge it may be safer to get someone in. It frightens me to think what you would be charged for something that simple. Re: Load bearing walls 5Aug 27, 2008 10:19 pm If you get a builder in for a quote then they'll tell you straight away. Even just tell them you want an "indicative quote". That means you jst want a rough estimate of costs - it's much easier for them because it's not a quote as such, and they don;t need to itemise anything.
While the builder's there just ask whether it's a load bearing wall. Whether it is or not will have a large -bearing- on the final cost Do the hard jobs first. I've got zilch knowledge so I thought it would be best to get someone in and ask Trying to make it mine! Re: Load bearing walls 8Aug 29, 2008 4:16 pm I just spoke to our Construction Engineer in the other building and he is happy to come out and have a look at the wall when I need a written report and it will be $100 - woo hoo!
But he also said from what I explained it shouldn't be a load bearing wall and he can't see any issue with removing it So now it's time to organise designing the kitchen Trying to make it mine! Any structural alteration to your home requires building permit. Before you get it you will have to supply plans with structural assessment, you will also be removing… 2 4096 Render your bathroom walls, two opinions versus the one, makes you wonder. 3 6046 The spacing of the studs looks pretty large especially for a load bearing wall. 3 11106 |
