I went overseas for a month and it looks like since I've returned some pre-existing cracks in brick veneer home seems to have got bigger by alot. I know in Melbourne we had a long dry spell with crazy rain towards end of Jan/start Feb. Home Location - SE Melbourne. The crack at the top of a patio area I've been monitoring for years. Previously it would have been 1 to 2 mm. something I didnt worry about until now.. Now it seems to be 6.5mm at top and 5.5mm towards the bottom. Theres a fibre glass roof area covering the back. From time to time the guttering about 1.5 metres around the corner overflows theres no downpipe on this end of the house. Ground storage Hotwater service is located around here as well. While I was on holidays I did have a very minor drip on a valve for my hotwater system for 3 weeks which I put a bucket underneath to catch. When I returned to my surprised this was full. Leak has been fixed. It seems the wall has moved outwards and uphill corner of house that has gutter issue/hotwater service. Checking with a sprit level , it seems it rocks a little on the outside wall further up near the hotwater service at waist height. No visible cracking else where on the wall. Just outside this area theres a huge concreted area which had cracked in the middle before I moved in 8 years ago and probably 5 years ago broke free and dropped a little. In side the house theres a very small hairline horizontal crack on the inside plasterboard. The plasterboard section is only handspan side and theres a diagonal crack from top of door frame. I cant recall if there was a hairline crack before, but its definitely developed this summer. On this side theres a tree about tall as the roof height roughly 4 to 5 meters away that would have been present for 15 years at least, before that there was a super tall gum tree going back almost 20 years ago. When I moved in 8 years ago there was a big pool of sitting water at the other end of the house which I fixed by unclogged gutter and putting in agpipe,. I do get cracking sounds underneath where the solar hotwater system is when humidity is around 75% or temp gets down to 5 degrees but that improved alot by fixing up the draining at that end of the house. Im thinking its just related to ground movement. Not sure if the area near the hotwater was due to dry or wet conditions probably both. Since talking with a friend, it might be the hotwater leak on that side due to inconsistent movement. Other side of house not too sure. Do I need to concern about this pattern of crack? Is this crack showing some signs of bigger problems?
