Upon contacting the real estate agent they advised us that before making an offer they require us to have a building contract signed already. From my knowledge you can not have a building contract until your name is on the land title. Has anyone come across this before? Please help! I have no experience with this but conditions of sale from a vendor are rare unless buying direct from the developer. They can try to enforce design covenants but even so I question how enforceable they are if local council haven't regulated as part of the approval. Are they trying to push you into a house & land package? Ask them what they mean. People make one happy, not houses? I do not think so. Houses are more to be trusted than people.
