I'd suggest neither.
We looked at Karndean a couple of years ago but decided against it because of the high cost and (if I recall correctly) the subsequent need to regularly apply a protective coat. Standard vinyl tiles suit us better.

I agree you had to leave the house for a while and just come and open everything. Of course, you have to repair the issue.
