Before we move on to the building contract I was hoping people could let me know the following as I want to make sure I have everything covered in the event of a problem during the build. Should I have a solicitor read the contract ? (I think it will be a standard HIA contract) What insurance should I ensure the builder has ? Make sure everything you want in your house is in writing. There is a little clause that says nothing you have been TOLD is valid. Get it all in writing - "if it ain't in the Contract, it doesn't exist" is my slogan so I too am being super cautious. Good luck to us both! The builder should have Workers comp, Public liability & Building Indemnity insurance if he goes bust (check the amount you are insured for),also check he has all insurances above OT...Builders & Tradies love double dipping into your Wallets.... With Building Information Modelling (BIM) & technology available you are able to check everything from materials, processes , compliances,etc. Unfortunately builders only use BIM for coloured renderings & sales marketing presentations as they arent interested in having the other things scrutinized by the clients,Battlers & Punters, ie costs .
