Adenbrook homes 3Aug 24, 2017 5:38 pm Might I suggest that you get a sole trader (experienced and hard-working), because when you are dealing with an employee of a company, the company is obliged to take out workers compensation insurance for all their employees including the boss (at extra cost), and this precludes them from getting in the roof, on the roof and under timber floors with less than 600 mm clearance. Sole traders don't have worker's compensation insurance (they are actually not allowed to) because it does not apply to them. So if they are hard-working and fit, they can get to the half of the house that employees are not allowed to access... ridiculous situation but true... just visit the WorkSafe Victoria and you will see. Just the same always ask if they walk around on the roof, get in the roof and get under the house to be sure you are getting someone who actually looks at the structure of the house. They should also take 2 hours inspecting (and it's stupid I know but the name building inspectors used by most of us is really reserved for certifying building inspectors, who if they are inspecting your house you would think that there were not many defects to find... WRONG. 98% of houses have 6 defects in them worth $5000 to rectify (as distinct from band-aid / maintain / fix / repair). Always ask for a detailed scope of works to rectify if you are having the builder back to rectify the defects. Good luck both of you. Ask for references and speak to them.
