We are just beginning our KDR journey & I'm trying to compile an initial spreadsheet that will enable us to identify key pricing components / extras /inclusions that are offered by each builders. We will be comparing the major home builders that have display homes etc I know it’s going to be virtually impossible to compare apples with apples exactly when looking at initial pricing but I just want to try and flatten out the details a bit so I have some kind of measure & comparison! I’m looking into drilling down into the details of the high level costs e.g. Site Costs, Knock Down, Build, Inclusions/exclusions as much as possible. Firstly so that I begin to understand them but also so that I can create some kind of baseline matrix I can use to potentially compare the builders with. I’m sure many people have done this before so I’m wondering if anyone has a spreadsheet like this I could look at please? Am I dreaming?! Ha ha! Tash My 2 cents ( from experience working for 2 of the largest project builders) if you are going to use a project home builder you are wasting your money getting a geotech report as they wont accept it. this goes for survey as well. They will insist on doing their own reports as they want to rely on consultants they trust. if you were to use a custom builder then these would be extremely useful. Also the project home companies will not commit to a start date at the beginning. Think of using a project home builder as being similar to going on a contiki tour around Europe. They will tell you what time to wake up and be at breakfast, what time you need to be on the bus, how long you get to visit the Eiffel tower etc. The whole process is very streamlined in their favour and you are just a number in a long line of customers. If you want to control the process a bit yourself, then choose a builder who does not run a production line. If you look in your local area I am sure you will be able to find a custom builder who's pricing is almost comparable. There are expensive custom builders and more affordable custom builders. We often take work away from the big guys as our overheads are lower and customer experience is superior, and our build quality is on another level altogether. Our target market in our area is nice couples who may only have $600 or 700,000 to spend up to $1m. That might be a lot in your area but up here that is at the cheaper end of building so we are often going head to head with the big name guys. And winning. Do some searching in your local area and see what you can find.
