The site is 1100m2 and has a house built at the very front 5 years ago. The contract shows the pipes running from the left side of the property along the length of the house and then crossing over to the right, therefore cutting across the middle of the land. I contacted Sydney Water about building regulations and they referred me to their technical regulations document re. concrete encasing and building a certain distance away from the pipe based on depth and diameter. I'm wondering if all of this means that the value of the property will be substantially impacted due to presence of these pipes. Would it be difficult to get planning approval for a secondary build like a pool and/or granny flat at the back.
