Agent has offered us a Land(only) lot in Park Avenue ( 23 Nelson Rd, Box Hill)
But looking at the layout/satellite view we see some transmission line pretty close to it.
Is there any concern/issue in buying such property?

Im sure those transmission lines will be taken down and replaced by underground cables/ lines. Check your engineering subdivision plan. New estates will never have overhead lines. Or is it an acreage land?

I think the original poster is talking about high voltage lines between the power stations and heavy industry or the sub stations where it is converted to lower voltage. Unless they are no longer in use I wouldn't expect them go anywhere. You could check with the developer if there are any plans for them. I personally wouldn't buy where I could see them, obviously people do though. It can be a away to pick up a bargain, i know someone who has bought right next to a line that is no longer used near Geelong and he paid a lot less than typical for the area. Apparently the lines will be coming down eventually, if that happens it will pay off.

House lots within 1 km of high voltage overhead powerlines normally sell below market value. There is no guarantee these lines will ever be placed underground and it is your responsibility as a buyer to inform yourself about living near high voltage power lines and the risks involved. Not only are there possible health effects but your wifi, TV and other house services may have some noise interruption.

The EMR remains, whether the HV cables are underground or overhead... a NZ study has shown that the EMR interferes with the body's production of melatonin, melatonin is produced by the body and sweeps the fee radicals which are the cause of cancer.
It's not for me.
