Browse Forums General Discussion 1 Apr 25, 2017 11:23 am Hi guys, Building a house and after 1 year of admin, i noticed the "construction plans" are different from the digitally signed CDC approval is this okay? The main concern is in the approval plans does not show the house is being built on top of the sewer, while in the contruction plans shows the house is being built on the sewer. because while in approval stage CDC required us to push the house back almost 2 metres making the house sit on the sewer. Thanks guys Re: Changes after CDC approval 2May 01, 2017 7:13 pm Hi John, Construction plans are to follow the approved CDC drawings unless the Certifier (Council or PCA) has approved the variation. I'm not quite sure what made the drawings for construction differ from the approved one which you mentioned as the change in location of the house over the sewer line. Was the sewer line identified during CDC application? Was this change recommended by the Certifier during CDC ? If so you should obtain a new signed approval of the revised drawings or rather the stamped drawings. Generally there will be an easement around the sewer line for maintenance issue. Building on top of sewer sometimes happens in tight urban locations and the sewer might be encased. This might require an approval from the water authority. It may be better to clarify this with your Certifier . Regards N.sam Hi Minho I have heaps of experience in Ku-ring-gai with both DAs and CDC ( this is the main area we build in). I’ve also had a DA approved to build a deck. It looks like I can do this… 0 4783 |
