Browse Forums General Discussion 1 Aug 15, 2008 2:04 am Firstly, I have an investment property which was recently fire damaged and unfortunately due to an error in my insurance policy, they would pay out so im stuck doing it myself.
Its a fibro house built in the early 70's. I was going to remove the fibro and replace it with something more modern first question: Does the fibro contain asbestos? It is stamped Hardi on the back but im getting mixed answers from different people. Is there anyone in sydney that can test it for me? Is there anything else in the house that may contain asbestos? Second question: Was goin to maybe have a rendered finish, what is the cheapest way to do this? use blue board and texture coat over it? or is there a cheaper way? Was considering hebel but dont know much about it and dont know how much it will cost? any help will be much appreciated. The house is on piers... regards Daniel Re: Questions about fibro rendering and asbestos 4Aug 23, 2008 3:40 pm I would say that your Fibro almost certainly contains Asbestos.
If you were to remove it, it would be a lot cheaper to do it yourself. Order a skip bin and inform them that it will contain fibro- they will give you a roll of plastic to line the bin with and charge you double for the bin.... (not really sure how much more the cost is). You then load the bin to your hearts content and cover the load with the remaining plastic. The bin company takes it away. If you get some one to remove it for you they will hit you up big time for the 'stose. I just sold a house I renovated and it was fibro/ weatherboard. I replaced the old fibro with new fibro(asbestos free). We painted it and it came up looking very modern and stylish. Painting the house in a modern colour could be an option. As per your question on the renderred finish.. Im not sure... Sorry not much help but having worked in the asbestos removal business for several years I am confident that the fibro on your house would contain asbestos. Re: Questions about fibro rendering and asbestos 5Aug 23, 2008 6:31 pm If you remove the asbestos yourself, make sure you wear the proper protective clothing and use a dust mask, I have seen people removing it without any protective gear at all!
You can usually send a sample of to a testing place and it will tell you if it has asbestos and what kind it is, as there are worse kinds than others. In Melb I use Bureau Veritas to test samples I take from clients houses. Re: Questions about fibro rendering and asbestos 6Aug 23, 2008 10:19 pm You will almost certainly need a ticket for removing the asbestos now.
Its fairly easy to tell if it contains asbestos, (wearing a dust mask) break a small section off the fibro - if its very hard and brittle it contains asbestos. Modern fibro containing cellulose fibre breaks 'softer'. Re: Questions about fibro rendering and asbestos 7Aug 27, 2008 5:19 pm Other things to consider if in fact you are allowed to remove it yourself,
You will need to consult your local shire policies on asbestos removal, some shires advise you to hose down the entire asbestos area prior to removal to stop the nasty fibres getting airbourne. You need to wear disposable overalls, You need to inform your neighbours of when you are removing the asbestos. You have to vacumn the affected area of removal, etc etc the list goes on. Err on the side of caution here, assume it is the worst type asbestos. Pat. Re: Questions about fibro rendering and asbestos 9Oct 02, 2008 11:56 pm How did it go? Did you find it was asbestos? This is a concern of ours when we start to renovate.
