Browse Forums General Discussion 1 Feb 26, 2017 6:40 pm Hi guys! Im looking at buying land soon with my partner, we are both first home buyers! Im looking to get as much information as possible before committing to anything! My main question is about Site Costs! Id like to know how much you have all roughly spent! Im looking to buy with Wisdom Homes and i was going to go with their standard package which on their website states it doesnt include site costs however the more expensive packages contain basic site costs, BASICs etc. Id like to know if theres a chance we'd still be paying for sitw costs even though its included in the other packages and if so roughly how much? Any advice would be perfect! Thank you! Re: Site Costs - First Home Buyer seeking advice 2Feb 26, 2017 8:13 pm Depends on 1. Soil class 2. Slopes (rise/fall) 3. Easements 4. Driveway gradient 5. Rock/ stone content in soil 6. Things like trees in the land etc So the cost mostly depends on the contour/ condition of your land. I'm also new here and trying to know as much as I can. If its a house and land package standard site cost is usually included but the total price comes at a premium Hope this helps Re: Site Costs - First Home Buyer seeking advice 3Feb 26, 2017 8:17 pm Thanks for that! I hear people can spend anywhere between $10,000 - over $50,000+ on site costs! Im hoping Wisdom homes might offer fixed site costs Its a shame, seems like no matter how much research you do for site costs you cant get close to a figure of roughly how much it will cost! Re: Site Costs - First Home Buyer seeking advice 4Feb 26, 2017 8:23 pm You can guess a bit if you have the contour map of your lot. It will show current slopes and future slopes. Soil class/ salinity: research on the other people building next to your lot. If they have already done soil text and surveys, these will be similar Rest is luck i guess Re: Site Costs - First Home Buyer seeking advice 5Mar 01, 2017 6:41 pm It definately all depends on your land. We just received our site costs at $20400. We have a 900m2 block with very minimal slope (300mm over the build zone). However we do have H2 soil. Hi everyone!
