The block we purchased is big enough for 2 townhouses, but we only want to (and can only afford to) build one to start off with, and leave enough land at the back for the potential of building another townhouse a few more years down the track... is that possible? Is that something people usually do, or is it a bit silly....? It will probably involve a subdivision of land, development approval etc. If you don't want to (or can't afford) to go through all of that now, you should at least get some preliminary town planning advice so whatever you do now won't conflict with future plans. Thanks! Will call the council next week! We had a look at building costs for duplexes, and they pretty much cost the same as building two seperate houses anyway... You'll have to design for 2 buildings from the start as there are lots of rules around design, size, distance, overshadowing, open space etc etc that you'd need to get right in building the first house. It's not a silly idea just requires a lot of planning. Your council should have a town plan available online that will help. If the land is big enough to do two detached houses then I would do that, your return will be substantially higher without putting much more money into it.
