We've had about 4-5 quotes and they have varied from $11k to $27k!! The guy who quoted $27k rolled up in a $200k+ range rover - Don't think we'll be going with him. There is actually not much work in this job - all have advised no more than 4/5 days. So for 3 guys earning $1500 a week, that is $4500 + $2500 in costs (very inflated to take a conservative view) that is a cost base of $7k I fail to see how any one can be quoting more than $8.5k to $9.5k which is is within reason! We are in the Manningham area. Thanks in advance. I've found a few sub $15k and they're not cowboys, they're more honest than those quoting $20k plus Why would asbestos be spread all over when I will be notifying WorkCover (I think that's the authority) that I will be removing asbestos and following their procedure as required? I think that's a ridiculous claim. For starters we only have asbestos eaves and carport ceiling, roughly 50sqm of cement sheeting. I don't think that adds $5k+ to the job Rest of house will be bulldozed and will take 1 day!! There's nothing worth salvaging so they won't be delicate All have said it will take at most 4 days more like 3 Have said it will be 8 tip runs for a semi trailer truck Our local tip charges $170 a semi trailer, so $1500 in tip fees, maybe another $1500 for asbestos tip fees, add in fees, permits, inspections for say $1k Cost base of $4k...Before wages $4k for 4 days work for 3 blokes sounds on the very high side, but let's go with that Then add in another $2k for owner profit...$10k is fair $17k is not Especially when the guy who quoted in excess of that was driving a $200k car, obviously there's more than $2k profit in it for him Re: Demolition recommendation 6Feb 20, 2017 3:52 pm So you are removing the asbestos yourself? Have you made allowances in YOUR costings for insurance,running costs of a 30 plus ton excavator & dump truck for 3-4 days, demolition permit, independent asbestos inspection/certification & certificate that states all asbestos has been removed from site. Do the quotes include removal of concrete slabs/driveway, foundations & footings to 1m below ground level, trees shrubs & site scrape? If your sub $15K quotes cover all of the above and you have done due diligence on the contractor & checked reviews by previous clients, then good luck to you. Let us know how it turns out. Thanks Old Bloke Not doing asbestos ourselves but had quotes for the following services to be done independently and segmented from the full demo: Asbestos removal $3k Trees $2k Speaking to a few more demo people and more tips, the following became clear By incorporating the asbestos and tree removal into the demo work they are both cheaper A semi trailer load is approx $1500 not $150 We have approx 6 semi trailers worth So costs are as follows $9k for waste including soil, trees and building materials $1.5k for asbestos fees $0k for tree removal - is part of tip fees in the majority Wages $1k So total cost just under $12k Add in profit for owner $2k Total cost is $14k plus GST. I've received quotes in this vicinity from 3 different companies since my last post, one will do $13.5k + as he wants to recycle some materials. All reputable All licenced All insured All provided references So in the end, came in under $15k albeit not by much but is not some amateur operation as you were eluding to. I think when they say they will recycling all the materials that's code for bury it on a mate's farm somewhere 😂 I'm with Old Bloke on this one, make sure they do a complete job and remove all old house footings and services from below the ground level. What about site drainage? They could ruin your site if water does not drain properly post demolition. Also you have a problem with someone driving 200 k + range rover but there is another angle, maybe it's because he is good at what he does, I have not seen losers doing that. And yes I have seen a major development site shut down because demolishers left asbestos strewn all over it.(and not until I have seen a fencer with his young two sons working on it oblivious to the asbestos danger. Regardless, if you are doing the demolition, you are the first builder on the site, act like one. That means: permit, planning, communication, supervision, control. If you trip, a second builder could come out with hefty variations. I've managed to reduce this more by doing a lot of work myself. I gave away half the roof tiles for free (advertised on Gumtree) and had a Second hand building materials place come and removed all the timber windows, fittings and a few other things at no cost. I've also arranged for them to come back and collect the timber roof trusses again at no cost to me as long as I remove them and place them close to the driveway to make it easier for them to load it on the truck. They'll also come back and remove the timber floorboards. As for the bricks, I'll be reusing them. It would cost be 75 cents per brick to buy commons plus what ever the cost would be to remove them. They're lime mortar so clean easily and I have a few guys helping to clean them. I know this is not the fastest way to build but I can afford the extra time it will take, especially if it means saving $$$ to spend elsewhere.
