I have a theatre room which was doubled as a bedroom 4 in our talks when building but it only states theatre on the floor Plan. Whenever the house gets valuated now its only listed as a 3x2. Obviously value is a fair bit higher if it can be defined as a 4x2 but since it doesnt say bedroom on the plans they wont value it as one. Bedrooms need a certain ceiling height and have to have a certain size window for fresh air. I told them to get stuffed. The "study" I use is the biggest of the non-main bedrooms in the house ... I think some of them are just d*ck heads.
