Whats the thoughts? The dimensions aren't perfect - but close enough - gotta get the tape measure out tonight to draw everything up Re: Finally - a framework graphic of our house 2Aug 12, 2008 7:02 pm Parawolf, I gather from other threads that this is a house you already own or have you just bought it?
What changes are you planning to make? I think the outdoor entry to the back bathroom might be a bit annoying and don't see that it really needs that outdoor entry as the internal entry is just inside the back sliding doors anyway. Re: Finally - a framework graphic of our house 3Aug 12, 2008 7:08 pm oops, just realised that is a combined toilet/laundry at the back, but because the toilet is in there, I would still think about closing off the external door, should be fine to take laundry thru sliding doors of family room.
In this case though, you would probably want to keep the TV on the other side of the room so its not going directly past it and reconfigure couch positions. Re: Finally - a framework graphic of our house 4Aug 12, 2008 8:19 pm Been in the place since September 2004 - so it has just been 'lived in' by the wife and I for almost 4 years.
We've made good headway into the mortgage over those 4 years and hopefully looking to dip into the equity now. What we are actually hoping to do, is to delete the back 1/3 of the house which was an lean to extension on the original bungalow (effectively from the purple couch to the rear of the house). Then also extend the existing roof peak for the new extension. But also to reno' the kitchen and bathrooms because they are ... well ... cramped is the polite way to put it The bathroom is only 1800x2950... Lots of work to do.... Re: Finally - a framework graphic of our house 6Aug 12, 2008 9:18 pm Paula Hane you got a plan of the extension yet?/ Nah only just finished the 'as-is' state today... hopefully have some 'view' on the house by the end of the week Happy to take suggestions between now and then too Re: Finally - a framework graphic of our house 7Aug 13, 2008 1:39 pm Version two, now with accurate proportions...
So now I need to design in: a new kitchen, new bathroom, new laundry, new living area and hopefully a new second toilet, while maintaining a minimum of 2 usable bedrooms of approx 12m^2 each. Anyone want to take to my picture with photoshop? Re: Finally - a framework graphic of our house 8Aug 13, 2008 2:27 pm I just had a go at the back only. The problems with the original design at the back as I see it:
- back door into toilet - laundry taking up prime space - toilet door taking up too much laundry space - sliding door and walk-through area directly in front of TV - no clean lines or view directly out to back I think this tweak addresses those points: [img=http://img518.imageshack.us/img518/2316/design2qa2.th.jpg] Do the hard jobs first. Very interesting change you've put there. So i figured i'll comment. The back half renovation is planning on being an extension as well, out to the end of the patio, lengthening the house by approx 2 metres. Where you have moved the laundry and toilet to, I want to put the kitchen there, and shorten the Study/Bedroom. Bathroom, geez I dunno, Missus wants a bath, I don't want a shower over bath... but we need more room - contemplating changing Bedroom 1 into bathroom and WIR for Master Bedroom. I don't know where that leaves us for a second toilet, which I want to keep... would love a second shower and vanity. So the thought there was to put a shower, toilet and laundry where the current kitchen is... but just not sure about the layout. This is where I want an architect I think - or someone at least experienced in these developments... it's a confined space, only 6.7 metres wide for the building. Re: Finally - a framework graphic of our house 11Aug 13, 2008 6:16 pm Ah, OK, I thought you were "tweaking" rather than doing major rearrangements... Do the hard jobs first. Ends up being a big area, maintaining bedrooms (to a degree), large number of walls moved, plumbing changing side of the house...lots of work Re: Finally - a framework graphic of our house 13Aug 13, 2008 6:36 pm Hi parawolf,
You seem to be using a lot of space on wet areas but they are all in the one area so I don't reaaly see the advantage. Jo I leave you to fend for yourself, figure things out yourself. Hi Jo, First cut so go easy ... the large amount of 'wet areas' got me too, but I want 2 toilets, also the sewer runs down the left (west) side of the house so it makes it 'easier'. But with the extensive amount of rework i'm doing anyway, am I just building a rod for my own back.... I won't be going to 'build' without going through a proper consultation like interior designer, draftsperson, architect, etc... Just hoping for some 'free' feedback from people that have done this sort of thing before Re: Finally - a framework graphic of our house 15Aug 13, 2008 7:46 pm Well I haven't done this sort of thing before, but here's my 2 cents worth.
Personally I wouldn't bother with the vanity in the toilet due to the proximity to the other bathrooms. With the 1st bathroom (ensuite) the bath looks a bit strange in the middle of the room. What about having the vanity on the wall between the bathroom and WIR and then having the bath along the wall where the vanity currently is. 'chelle We have a hand-over date...15/10...but I won't hold my breath! http://people-in-glass-houses.blogspot.com/ Re: Finally - a framework graphic of our house 16Aug 13, 2008 7:51 pm Parawolf, that new version looks great, really expands the living area and separates it from the bedrooms.
One problem though is that now the laundry is a long way from the outside door, and you would have to take washing right thru the living area to get outside. I don't have a solution to this but something to work on? I don't have a solution to this but something to work on? The solution, is to remove that second shower which i've already considered, and put in a door, complete with dog door (which solves 2 problems in one), or even move the shower to the corner against the hall if I wanted to keep it (it would be handy!). Thanks Yes, agree with the bath looking weird in the middle of the room, but wasn't sure where to put it, and just put it 'there' because it shows the size of the room and bath nicely I'd prefer to keep the vanity in the toilet that doesn't have the laundry, I think it is neater... That's fair enough, we're having a powder room right next to our bathroom too. It just looks like a bit of a waste...all that space for the toilet. Maybe consider a much smaller vanity...a pedestal style or something similar. The idea of the door from the laundry sounds good too 'chelle We have a hand-over date...15/10...but I won't hold my breath! http://people-in-glass-houses.blogspot.com/ Re: Finally - a framework graphic of our house 20Aug 13, 2008 8:18 pm 'chelle parawolf I'd prefer to keep the vanity in the toilet that doesn't have the laundry, I think it is neater... You've already mentioned it. Sue them. I find it odd that lawyers wouldnt be willing to take on the case, given CCT evidence and… 1 23787 "Losers" "humanity" "off time" "your" "top notch" "love symbol" Sounds like ponzo is done using other people's toilets 36 23922 |
