If you can do it, a loft master bed with, ensuite and retreat/study would be perfect. Then just the one bathroom down stairs and laundry. Is that what you were thinking or am I off on a tangent? Do the double doors open onto a big space that overlooks the downstairs living? Nice. This concept looks pretty good I reckon. There'll be a lot less compromising on downstairs space and the three beds over two will add enormous value I'd think. Also the fact that the master is seperate would be a bonus I'd think. But you'd have to play around with the the stairs cos as is there'd be no clearance heaight to get upstairs. How about a concealed toilet and laundry under the stairs, then they could move up over where the laundry is now? Please feel free to tell me to rack off!!! Yeah the stairs go 'up' into the upstairs living space and not into the bedroom/bathroom area. It's a little hard to read on the graphic back on the upstairs graphic it shows a "down" text field So it's like a parents retreat/cinema with large master room with WIR (partitioned). I like the idea of the laundry under the stairs too.... thats gunna be hard to draw Re: Finally - a framework graphic of our house 28Aug 14, 2008 5:12 pm Ok, how about remove current laundry, have the stairs going upwards from inside the front door, then they'll go into upstairs living if you flip the upstairs. Then the laundry and toilet could be concealed under the stairs (opposite kitchen pretty much) and the downstairs beds and bath could be bigger as the entry hallway and stairs would take lees space than the current laundry and hallway.
Does that make sense? I can't work photoshop so I'm doing this mentally so I might be all over the place. Jo I leave you to fend for yourself, figure things out yourself. What is the head clearance under the stairs...will you have enough room to stand up in the laundry? If the laundry starts halfway along the staircase, would it be safe to assume that the height of the laundry will only be half the ceiling height? Someone else may know more about this...I'm just thinking outloud so to speak. Also, you need to be careful when building up, as walls can only be placed in certain positions. Don't ask me where, I just remember that from an Adult Ed course I did last year..maybe only over load bearing walls downstairs or something??? Thanks for the feedback - yeah the height under the stairs, i've got no idea Something to be determined I understand that building on ground level is cheaper, but yeah, unfortunately the block is narrow (9.1metres) and i'll end up with about 8 metres of grassy bit at the end of the decking on the ground floor. It's pretty much up and up around here. The second story i'm thinking at the moment won't have full height rooms, eg, they will have perhaps 6' - 7' walls at the building edge up to the full height in the middle of the house just to limit it's imposing structure i guess - but again, would speak to a designer or architect about how that would work. Here is what we finally came up with... 3 bedroom, 2 bathroom, new laundry. new kitchen, new living space. Got really caught up in regards to how to deal with a refridgerator in a stylish fashion. The drawing shows 2 x Fisher & Paykel Chill Drawers, but more likely, we'll go with an integrated refridgerator against the bedroom wall. of course there are legal avenues. You've already mentioned it. Sue them.
