Browse Forums General Discussion 1 Dec 21, 2016 9:17 pm I have a 2 year old wood frame townhouse and I have noticed uneven areas under the carpet on the second level. The uneven areas are best described as ridges that have developed under a couple of door frames and across the floor of the main bedroom. The one in the main bedroom seems to sit directly above a wall lower level wall. I have used a level to determine it slopes slightly away on either side. This has developed gradually over the course of the 2 years. I have assumed it was just the house settling and the padding under the carpet becoming more compressed. Is this usual in setting houses? Your problem may need more information as to the size and length of these ridges you describe, but first guess is that it is shrinkage related because it is relatively new and it seems localised. You need to delve into the floor framing of the upper floor as to seasoned, unseasoned, air dried I suggest. Unseasoned floor framing could leave the seasoned wall framing below proud of the tops of the floor joists if they run parallel to the wall. I have seen a large builder using unseasoned floor framing (cheaper than seasoned) installing their floor framing level with the tops of steel beams into which the floor framing (joists) ran to finish flush when installed and leaving the steel beams proud by nearly 15 mm after shrinkage of the floor joists... it's called differential shrinkage. You will need to ascertain what was used ... hopefully the drawings and/or the specification will tell you. If you weren't given a copy I suggest you ask your local council building department who was supposed to have been given a copy of each by the builder. Failing that try the relevant building surveyor for the job. The guide to standards and tolerances available on the VBA website will tell you whether your out-of-level floors are within acceptable limits. Good luck with that. I plan on recarpeting in the next year or 2 so my plan would be to level the subfloor at the same time. Hopefully it is as simple as accounting for the dofferntial shrinkage.
