Browse Forums General Discussion 1 Dec 16, 2016 3:45 pm I am looking to refresh a current main/ensuite bathroom, and also transform a current laundry into a second bathroom, and create a euro laundry or concealed laundry within the 2nd bathroom. One thing I am having trouble is creating the laundry in the second bathroom or the corridor. I am thinking of possibly getting rid of the door that leads outside and creating that into a window? Construction is Brick Veneer. Property is a late 1980s to 1990, 3 bedroom single level villa unit in Preston (Victoria). One hurdle is we take ownership Feb 6th and expect to move in Feb 27th so would like to get work going through that 3 week period, we can possibly organise early access for quoting. There is subfloor access via garage, and floor is timber, bathroom has concrete sheet attached to timber floor. Currently there is hydronic heating radiators which may need relocating (we have been advised by the owner who installs hydronic heating that it is simple to relocate). All internal walls are stud walls and to my knowledge non load bearing. If they are load bearing i have access to a friend who is a structural engineer who can advise. All plumbing is under the property, and suspended. We are trying to keep renovation costs down to suit the area and property type, not going 'all out'. I've estimated all hardware costs to be around $9,000-10,000 for two bathrooms. Any tips? This will be my first renovation, I am possibly looking to manage myself, so if possible does anyone know of any reliable plumbers, tilers, electricians that service the north? Please find attached the plan and current idea: https://postimg.org/gallery/12q59lkk8/ Note that the plan shows a direct hallway to the laundry, however there is a doorway/archway in between the laundry and current powder room.
