The larger builders will generally be less flexible as they are more structured in their approach. Slim margins means they need to keep tight control of their suppliers and costs. To move outside that channel could mean larger than expected increases in your final price. If you want more control over the supply chain of your builder you may be better off approaching the smaller ones. I'm happy (sort of) to wear larger costs to avoid paying for materials to a loathed company. A very close friend of mine was killed by materials produced by those people. He was 33 when diagnosed and 36 when he died. I am thinking of just taking my design to a boutique company and asking them to handle it... it would be easy to buy the lock-up and lining kits and sell what I don't want, but it would still fund that company, so am looking for alternatives. Doesn't necessarily have to be a boutique builder. You could take that design to many builders and ask if they have something similar that can be modified to suit. Doesn't require much leg work either. Just draft an email with the relevant info and send it off to a number of builders. Make sure you include the stipulation about supplier materials and see what responses you get back. That's a fantastic result!
