Currently I own house which is 3 bedroom 2 bath and 1 lounge room in south eastern suburbs of Melbourne. total size of the house is 12sq the kitchen and lounge is pretty small. The land is 750sq I would like to extend the my kitchen and lounge room ideally add a second living area but so far the quotes I got is been over 100k. If I demolish and rebuild a single story building with 4 bed 2 living area and kitchen how much would that cost ? Is extension worth it or no ? You have to apply for permission to demolish it, then pay for the demo and waste removal, possibly pay an architect or designer to draw up your new house, then get both planning approval and a building permit, and thats before you build anything. Extending or reconfiguring the existing (12g is not that small) would usually be my recommendation, unless the existing house is in a really poor state of repair, such that you would end up spending a load of cash just bringing it up to scratch. Aggree with Mark on this one, only downfall of keeping the old place could be the existing services such as water, gas, drainage and sewer. If the existing services are in a bad state that could also cost you a bit to upgrade. The benift of a new home would be that all the services would be new, but it will also cost you a lot more than renovating. Factor in planning and approvals and that could be anywhere from 20-30k on top depending on your local council and the reports and consultants that they will require. We dropped close to 30k in approvals and consultants before we started work here on our place the #ssbbproject in Annandale Sydney. Half the reports were un nessesary if you ask me, but the planners are just box tickers unfortunately. Anyway good luck with your research!
