We're on the hunt for "the perfect" block....within our budget.
We've found one that's at the end (to the right) of a cul-de-sac which is great for the little fella and bike riding and playing in the street. But, the block slopes back to front, with rear being north facing - so I guess that's called Southerly Aspect? it has 15.9m frontage, 30-35 on sides and 21 at the back with a little kink in the top lhs corner. This block is in middle of estate - halfways up/down hill
Second choice is at the top of the estate, on the main road, so the frontage isn't actually in the estate at all. Main road = not great for playing on or riding bikes lol . Slope goes from front to back opposite of choice 1 and to the naked eye looks significantly more sloped. Size is 20 x 40.
I've been googling all morning to see why this is/is not a good choice.
From what I can see, that unless you can get enough sun into the south facing parts mould can be a big problem - so the 2nd block would be trickier as backyard faces south. .
Living areas should face the back, sleeping areas at the front; garage on the west to cop the brunt of the arvo sun, and lived in bedrooms north/easterly. Lots of windows on the east, minimal on the west.
Is this a too hard basket kind of thing though? It would seem that there's a reason that row of five blocks are unsold - perhaps for this reason.
What are you thoughts?
