Your bathroom is huge ,looks fantastic. I do have an issue , in general, with the come-back of a separate toilet with no wash basin. Practical reason - you have to leave the room without washing your hands! It's probably just me. When are you starting to build? Yeah, that bathroom layout is pretty traditional one. Always more practical to have a wash basin for the toilet separate to the bathroom. People can still wash hands if the bathroom is occupied. Wasn't a concern for us as we're familiar with the standard layout. Space would also be a challenge and require a bit too much of a shift around to accommodate it. Good pick up on that connection from garage to kitchen. My missus spotted that when we were in the early days of picking designs. Wherever possible, it's a good idea to position your living areas, & a large proportion of glazing, on the north side of your house. Still learning I do appreciate you taking the time to help but your floor plan can not work for several reasons. The pool deck is open to the front, where the main road is. The road is about 20m away, but it is still the main road. For the same reason having dining area open to the front of the house is not the best solution. Also, having all bedrooms at the back closes the access to our back yard . I must have a separate mudroom, access from the farm. Also must have big laundry and access and view from the house to the back ( south). I have thought of all the aspects of light, solar passive etc. when making this floor-plan. Needless to say this was one of 100 solutions to the problem. For various reasons other plans didn't work - too many corridors, bathroom window on the wrong side of the house, not enough distance between kitchen and living room ( which is facing north on this plan)... Since this plan has the same footprint as the old house, I am fully aware which rooms get light and how much of it. My concern was more regarding the flow of the plan. Anyhow, it is too late at this stage to make any dramatic changes, only minor internal ones. Re: Floor plan ,best solution 27Nov 23, 2016 7:44 am No worries I would advise that you include double glazing to every window and as much insulation as you can get into the walls, roof and under the slab. Also make sure you install LED lights throughout (they are going to be on a lot of the time because of the southerly aspect) and get the most energy efficient appliances you can afford. Have you decided what heating system you are going to install yet? make sure you get something efficient as it is going to get cold! Hopefully ,when the building is finished , I can post some pictures to show you just how dark and cold my house is. For the record, I also think it's a shame to have the layout not in a good passive design. That front loungeroom will be heaven in Winter. I checked the orientation of the house because I know that south facing also has sun and is light, if not sunny all the time. It is not 100% north-south, but sightly on an angle. So, the southern side is actually more south-east. The living room will be in full sun all the time, but we had dining on this side of the house in the one we knocked down and it is not as nice as one may think. We definitely want an abundance of light but not too much direct sun. Regarding study - you are right, I have a lot of paperwork on the farm, but there is a study in pool area which is one of the reasons it is connected to the house. There's s good book from the govt about solar orientation but I forget what it's called, sorry. But then again it sounds like you're well down the track. Good luck.
