I would definitely have a door between master bedroom and WIR. Also, the hallway is quite wide for the size of the house. It's taking up a lot of valuable space eg garage storage. Tells you everything you need to know. As Bashworth says, your plan is orientated poorly. Garage to the SE, bedrooms, laundry & bathrooms to the S. It's important to have your living areas to the N (& a high proportion of your glazing). Actually your plan is pretty much opposite of what is ideal. North is to the right of your image. You want your living areas to the right, as you want them facing north. Here's a quick mock up that I did, just swapping around the rooms in your first plan. It's just quick, not too much thought, but gives you the general idea. Which is living areas (& a large proportion of windows) facing north. Bedrooms, bathroom, laundry & garage facing south. Minimal windows to the west (these will be shaded by the alfreso). The house is built as close to the southern boundary as possible. This leaves more room to the north, preventing overshadowing of your northern windows in winter. Also many of the wet areas are grouped together. This will minimize pipe runs, saving money in the build, & saving water later. I've gotten rid of the separate toilet to save space. You could have it in the bathroom, & maybe another in the laundry if you require. The pantry & kitchen face south, which some people like, as they don't want food in direct sunlight. Such as grouping bedrooms near the garage, which would be a bad idea if you have a shift worker who uses a car, or someone who drives to work very early. Lots of hallway space, like your first plan, which some people think is wasted space. Also, you may not want the master coming off the main hallway. Both these issues can be resolved by swapping the master for the garage, although it's better to have the master enjoying northern sun than the garage. Swapping that front section around a bit & you could have the master & 2 bed facing north, the garage & rumpus facing south. Just some thoughts. Re: Need ur opinion about this floor plan 11Oct 29, 2016 11:05 pm I think it's built too close to your northern boundary, which will stop you receiving sunshine in the winter. You want to shift the building to the left, building as close as you can to the southern boundary. Of course this is all dependent on what's to your north & south, & the lay of the land etc. The building envelope looks pretty huge for your last plan, taking up a much larger proportion of the block. Looks like lots & lots of wasted space around the entrance & hallways. Lots of triangular spaces, as bashworth says, this adds to costs, as it's harder for the tradies to build. The family/activity area will be dark, as it's a long way from windows, nowhere near any northern light. 6 55354 Thanks for the suggestion. The space between shower and sinks was too tight.
