I will mention each of them pros and cons , price list . Each one has its one Pros and Cons . Wonderful view is driving to pick the first one but it is costing 130 k more and more than my budget with risks of corner and additional interests ... Any suggestions are welcome . I know every one has their one interest but just wanted to see what people will say before i decide something. I think you are getting better value for future resale by the sounds of it given the block size, position, view etc...You get to customise the build which is why building your own place is so great. 355m is an extremely small block even in today's standards and having a bigger backyard will be great. Costs of landscaping can be done slowly over time once you move in. We are renting whilst we build and we are in a very small, old ,cheap rental so we are actually saving more money than we were paying the mortgage in our old place so don't really consider rent an expense whilst we're building. Having said that if you think it's a budget buster, let it go. We chose between a smaller block on normal street and a larger block overlooking creek with $40k price difference. If we went the larger block we had to have a smaller one storey house to afford the build so we opted for the larger 2 storey house on the smaller block. The footprint was smaller so still ended up with a backyard about the same size and we decided the bigger house was worth losing the outlook. If only we had an extra $40k to have both lol. I also found out that Lot 1 was Split Contract so I settle land first and pay Stamp Duty on it and LMI on land portion of the cost . I will not get charged for Stamp duty and LMI on Construcyion portion of it which saves around 10 - 15 k . Lot 2 is turn around package so I have to settle the full amount in single contract and have to LMI , Stamp duty on the full amount which is little extra by 10k . Am I right in saying this ? And the cost for me is a big thing. Can you afford repayments if someone loses their job? I prefer single storey. I have ******* knees so prefer not to have stairs. I'd go with lot 2 personally. It's turnkey so you don’t have to worry about a lot of things. I'm buying my first house and went turnkey and can't choose the outside but I'm fine with that because for me the less stress the better. I'm doing it on my own so have no one for help or to lean on for support. No the fireplace doesn’t work. It’s been enclosed.
