Once land had settled I received an email saying that the Bushfire Assessment had been completed and Oracle had the land as a BAL-Low but when the report has been done its now a BAL 12.5 - meaning that Oracle have sent me a Tax Variation Invoice. Is this normal policy - they say we need the following to comply Roof to be fully sarked Roof penetrations to be fitted with non-combustible ember guards 4mm grade “A” safety glass to windows and sliding doors positioned less than 400mm above ground level Ember seals to Garage sectional door Aluminium mesh to fly screens and barrier doors Installation of bushfire approved weep hole covers to brick work Hume Meranti Weatherguard hinged external door frames and then we need to pay just under $4k but have not stipulated how much each one costs, just gave me a total price. This however leaves all your doors, front , rear, alfresco and laundry sliding door. We had the complete opposite to you we told have to have BAL 12.5 then when land registered BAL came back LOW, as it was home and land they didn't credit back so I told them to build it as BAL 12.5. They pretty much don't have to worry about any windows as all are above 400mm lucky them. Our standard double-glazed window is tested to achieve, Rw 34, and can be glazed to suit Rw 39.
