Browse Forums General Discussion 1 Oct 08, 2016 11:11 pm Hi, We are building a home with Montgomery Homes on the Central Coast, NSW. We are young first home buyers. I throughly read through any contracts and documents we get as I am wary as our last company we brought through stuffed us around. We had to pull out not only wasting 6 months of our life devoting it to house paperwork, meetings, researching, spending weekends at tiling shops ect ohhh and pinning on Pinterest (I am a crazy pinner https://au.pinterest.com/rochelle1212/ ) haha. Anyway they screwed us over really bad (long story and I wish I could name and shame). 10 Months later since purchasing with the first company and with land prices going up (devastating for us trying to purchase new land) we have finally signed with Montgomery Homes this time. I am after any tips, feedback, options... Anything at all from people that have built with Montgomery Homes. As I would love to know more. I am very organised and love to know things a head of time. This time I want to be even more ready for anything that comes my way (including bad). Added costs we have already hit include, adding 60cm to the length of the house (through bedroom one, home theatre, laundry, kitchen and dining room), making alfresco area bigger, adding a colour bond roof, wider front door, nicer tiles than $33/sq allowance, kitchen upgrades, bathroom things like vanity upgrades and niches, tile upgrade in bathroom, ensuite shower upgrade to just one glass shower panel. Now we are up to bricks and I didn't realise how much upgrading bricks would be as we we lucky with our last house it was a different brick brand and I liked a cheaper colour (lucky). Would just also like to add my brother is an electrician so we are all ok with that (won't hit extra electrical costs). He will go in after handover and put in extra lights and powerpoint ect we need. We are leaving taps out and dad is putting them in after handover. We are also taking the $25k from budget and organising the main flooring, carpet, driveway, grass, patio tilting, letterbox, clothes line ect ourselves. We are pushing our budget right now and haven't even finished colour selection, which I am stressing out about (mainly because of the price of brick upgrades). If anyone has any info/ helpful tips we will need along the way please spill. This is our first time building/first home so it would be very helpful! Thanks.. We visited our sales rep (Glenn) yesterday and paid our deposit. Where about's are you building and which design? We're building in Magnolia Estate at Hamlyn Terrace and are building the Avalon 242. We're not even at "upgrade" stage and i'm already panicking that we're going to go over budget - but i'm a worrier by nature. We have our initial tender appointment next week. We haven't made any changes to the actual layout of the home, but we're also interested in a colourbond roof and removing driveway and landscaping to save a bit of money. We brought later then everyone else as well. Everything has gone through really quickly for us too! We firstly choose Avalon 211 and made changes to slightly make it bigger and then we changed our minds and went with Broadbeach 221 just before we swapped blocks. We put 60cm down one side of the house and made quite a few modifications to the plan. Happy to chat about them if you like. I haven't started my own posts about my house build on here as I have been so busy picking everything and getting prices and quotes. It takes up every spare minute of my time everyday at the moment. I struggle to pick things without getting proper answers about prices first. I would suggest to be very well up to date on everything and write everything you want down. I have a million pieces of paper when I think of something I write it down before I forget haha. Have you been down to the new Avalon display in Sydney? We have paid our 10% on our land, you will do that soon too. We both jumped in late so won't have a lot of time to pick things as block gets registered next month as you would know. I am just sitting here now planning out my window changes for my plan. I actually also flipped my home theatre and bedroom one in my plan and then made both 60cm bigger and put the Avalon bedroom plan/ensuite into our house plan. I'm so happy with my new plan! Make sure you're ready for your tender appointment with the all the expensive things you want noted (colour bond roof ect $3736). We also took our main flooring, carpet, driveway, grass and patio tiling out to save money and will plan it ourselves. So far it has worked out well, I found a great tiling store to use which is so much cheaper then Earp Bros and a great range of the tiling style we love. We have been to Earp Bros just to look around already and the tiling range is great but it is quite expensive if you want to upgrade (most of the ones I liked was an upgrade besides the white 30x 60 wall tiles for bathroom). This may help... The things that made our price jump (though were the things I really wanted to change as I really love designing houses) are our alfresco extension, colourbond roof, adding 60cm to the length of house (cheaper to do it this way then to pick a bigger house plan) and putting in a modern style shower in ensuite and changing the bedroom layout/ theatre. Bricks will be the next thing that will hit us but we are hitting our budget already. Hi, I am wondering if anyone has built with Montgomery in the last few years on the Northern Beaches?
