Browse Forums General Discussion 1 Sep 26, 2016 3:53 pm Hi all, I'm just after some advice and/or for a list of pros and cons of either building a double story or single story on my block of land. My situation is, I have a 576sqm block of land that is 18x32. Building a double story to me as per below may look small. The double story (Waverley) is $12,500 in base price more expensive than the Yarra, even though the yarra is larger in total squares. Do you all think in say 5-10 years time if I go to resell the house, the double will fetch a lot more than $12,500? Obviously, there will be add ons later on that the double story will need that don't need to be added on to a single story, which will automatically make the single story a lot cheaper in that sense. Also, given that my block width is 18m,the Waverley (double story) is 12.5m wide, which may look small on my land? I was going to bring the garage out by 1.5m to combat that as compared to the single story which is 16m wide. As I don't have a family and it's just myself, both are too big for me but in terms of resale for a family who typically buy 4 bedroom homes, which would they prefer? As I am a first home buyer, I don't have much experience, so any information would be greatly appreciated... It's better to have a smaller house with wizzbang upgrades/features rather than a bigger house/two storey with less upgrades/basic style Having a 12.5m wide house on a wide block gives you the option of having driveway alongside your house which is great in these small estates with narrow roads. I understand where you're coming from but in my case, I'll end up getting the same upgrades regardless of what I end up choosing. All I'm going to be saving on is the base price and anything that a double story needs (ie. 11 air conditioning sites as opposed to 7 for a single story) that a single story doesn't. If I build a double storey, it gives me 9m of backyard as opposed to say... 3-4m. I might extend the garage by 1.5m to make the whole house look wider, put a roller door on the back of the garage just in case someone in the future wants to wheel cars/boats around the back. The stair case uses a lot of space. We would however, consider your single storey but we would like to see the garden utilised wisely, smartly and with a small pool or dipping pool if possible. But if I build the larger single story house, there won't be any land left for the option of a pool, garage etc. However building a smaller double storey will give that option. The two story is missing this and also an alfresco. Have you considered a slightly bigger plan that has a living area upstairs? Or do you have your heart set on Watersun? I have already paid $250k for the land and my budget is roughly 500-550 MAX. Even then 550 is stretching it. A 33 square house would most likely cost $330k to build with site costs and other upgrades included, If I went the smaller option, it'll cost me roughly $290k which would suit my budget far more. Also, where I am building in Mickleham (37km north of Melbourne CBD), people searching to buy properties around the 500-550 mark in terms of a double storey. So having a house that's 600k+ will price most of the market out. My plan is to sell it in roughly 5 years time, so it'll probably fetch 650ish by that time which again, will price most people out that are seeking to buy in the area. A small garden styled well doesnt need to be large. My three rarely go outside. Space for a spa and a trampoline and a well styled patio is all you'd need with single. Re: Advice on Double Story vs Single Story? 12Sep 27, 2016 1:51 pm My thinking was that because the double storey will leave me with a 9m back yard, I'll have space to put an awesome patio out the back with space left for a garage or pool. Whereas the single story wouldn't allow me to do so. I guess kids these days don't really go outside much nowadays and I'm probably thinking of when I was a kid and used to go outside and play with the neighbourhood kids after playing Nintendo haha Re: Advice on Double Story vs Single Story? 13Sep 27, 2016 6:12 pm If you can afford the double, I'd go for it. You will get more outdoor area that way which is a plus. Don't think you can go wrong especially if you are in a family type area. I'm going in tomorrow to see a Waverley 2800 that is built and to get a 'feel' for how it is on a block of land that might be a bit smaller than mine. I have a pretty good idea how much it'll cost me which will include all the extras etc. But then I'm going to go to Porter Davis to see the Charlton 33 as they seem to be able to do a house that's 5 squares more, cheaper (at a base price level at least) as the smaller Waverley 2800. Also so we have somewhere to send them (upstairs) when we have friends over - we have a living area upstairs though, which will be a TV room. We had quite a few upgrades, high ceilings, extra power points, etc including a triple garage and it came in under $290k. I changed the plan a little and got rid of the hallway behind the kitchen and made bedroom 2 bigger. We looked at building a two story, but the extra cost was not worth it, but we have teenage children that have no desire to go outside. There is so much to consider....
