The sales agent tells me the land registeration will be in feb 2017 (may further extend? – its a farmland now) . I have an existing investment property in sydney that i bought a year back and is currently rented. My dilemma is my lending power now might only let me have enough purchasinig power to buy the new piece of land but not enough to build on it. What do you guys think my best options are? 1. Buy the piece of land and upon registeration, sell my investment property to generate the build leverage. Issues are that i would hate to have this property sold within just a year of purchasing it. The 10% capital growth in the year would be offset by the monies i would have spend on stamp duties & LMR etc & thus breakeven on its sale. 2. Not sure if this is a possibility 'wait it out' – Ideally i would love to wait it out and have my investment property build equity for 2-3 years and then use it to help build the home on the new land. Are there any issues by doing so? Questions are: 1. How long on average on new land releases can i wait to build later? I understand its contract dictated, but an average term would be helpful. 2.
