Browse Forums General Discussion 1 Aug 12, 2016 12:46 am First time poster Have land available in Logan QLD Looking at building a dwelling (8mx10m external 2 bedroom + study +bathroom + kitchen +living) Have drawn plans and discussed with the council who told me its self assessable and gotten all good from private certifier. The dwelling is for rental with demographics being quiet low so I'm looking for a low budget build. My Situation: Out of towner (have lived in the location briefly but cannot live remotely close at the moment due to work - though can fly in and out when required). Not interested in owner builder option even if geographic problems do not exist. I am still able to organise floor coverings, driveways, air conditioning, kitchens, bathroom (to a certain extent-minimise plumbing) as i still have contacts that could get me sorted and im guessing id be able to scrape in the 11k threshold for owner builder. BUDGET = 100K - which i feel is reasonable as my expectations of finish are quiet low - I do not want to overcapitalize and i need to budget another 20k in council contributions Have provided the plans to around 10 local builders (randomly of google and one referral). The referral (from a REA) seems to be playing me around with a lot of BS and highest quote. 5 off the quoted have come back and are between 130k-160k (well over budget and project feasibility) and still awaiting other 5 responses. One of the builders seems to be a specialist with granny flats (150k) but the rest do not seem to be building much new houses (mostly minor renos etc from their previous projects examples) Have contacted some larger volume builders but they do not have designs this small (I am restricted due to the land size and setbacks by the council) or do custom builds although my friends getting quotes of similar (150-170k) for his project which is 160m2 and of a far higher finish than what i am expecting. Moving foward Anyone have any recommendations of builders in Brisbane/Gold Coast that are able to build small dwellings efficiently? Also any innovative ideas? Kit Homes - have seen similar design for around 20k -though notsure who would be able to build - did meet a mob that sold kit homes that were happy to build to lock up stage but did not want to get involved further which could still be a problem/ Modular Homes - do not look great and notsure if possible to place it on a slab Would appreciate any advice Thanks Re: Struggling to build on a budget 2Aug 12, 2016 9:56 am Unfortunately the whole system is geared for you to pay MORE and keep the battlers poor.. How 1. First Governments regulate, control, set boundaries,min charges,etc,etc 2.Then they start charging exorbitant fees, because its a great money spinner for them 3. The government is not a corporation! so they are forced to privatise the services 4. Big corporation take on these services to make money. The minium price for housing is set if you can't afford it rent It's a vicious cycle Try designing & building it yourself, employ someone to assist & pay them a wage, but then you need to add back fees, licencing, taxes, sales commissions,insurances, Bank & building industry Bailouts,training Levis,etc, you get the gist it ain't going to happen short of a revolution! If you MUST custom build, then you are probably looking at 20%+ at a minimum over what Dixon can do for a similar sized item. Owner building only saves you money if you do most of the work. If you employ tradies to do all the work, the build will cost the same as if it was slab on ground home built by a volume builder. Coming back to your old stomping grounds, huh?
