The inspector found out there's brown wood rot decay on one of the main supporting timber wood truss within the roof, email said "fracture in the member in the timber roof truss is due to extensive brown rot wood decay in the original timber before it was manufactured into timber roof truss – quality control could have replace the defective timber before it was made into the timber roof truss". Here's the photo of the problem: http://a64.tinypic.com/2im81hu.jpg I have arranged a professional to come and see this Thursday but the deadline for payment is actually tomorrow, the owner is considering reducing the price by $2500. But was just wondering if anyone know if replacing the truss is needed or just repair it by cutting out the affected timber and put support around it? And approximately how much it might cost to replace the truss? If it's too much I might consider dropping out of the purchase. I wouldn't remove it,something might spring somewhere. Leave it and splint it,you could then cut the rotted section out if you wished.DIY $20 carpenter $250. No need to replace the whole truss ( unless it has sagged excessively in that area ).
