I've noticed the estates keep releasing land and the good land gets sold immediately. They send out emails asking people for 1000 deposits so they can get a hold on the land yet the website says its not released till another date 5 days later or so. The day after all the land is listed as available and has different prices to the day before. So why was i told its not available and they send me a list of smaller lands or ones facing south... yet the website says its all available? is the land that always go's quick already going to the people with deposits or can someone offer a higher amount then the agent sells it to them instead? I don't understand why any of the selling agents never say you can offer more than the other person before they sign the contract if you can. Why do they just say only the land that takes along time to sell is available to some is ?it so they can get rid of the land that's harder to sell while not telling me i can pay more for the better land? My question was the land that always gos first..why am i told in emails and on the phone its not available yet the website says its available. Is that because the agent is waiting for a better offer than the one who has the house on hold? Hi Wazza it's because it's not regularly updated. You have to go to the land information centre (to the estate your interested in) and put forward what land your looking for. When we went to ours they only had 1-2 available but the sizes were too small. So we asked when the larger sizes were coming up. We then asked them to notify us when they come available, keep in mind others do this too, so it's pretty much first in gets first choice We were notified and by the time we arrived the land had gone, but lucky for us one was available same size so we put a deposit down for it. Believe me they go quick. Builders get priority most times Make sure you have your 1k ready Eg: we rang to put the land on hold and by the time we arrived to pay someone had visited during that time and handed 1k over so it was no longer available Hope that helps we purchased in southeast as well. Best tip I can give is to go into the sales office and make yourself known to the sales people and what you are after. Keep visiting regularly and calling every week in a polite but non pushy way. That's what we did and it really worked - the sales person even told me so. By showing them how keen you are, they will give you a preference over others i.e. Notify you first when new blocks become available and offer you the opportunity to place a deposit, sometimes even before the official release! If you are purchasing land direct from the developer you should be notified of the day and time of the land release to which you are given a period of time to research your lots before buying. When the sale opens you are then notified again with instructions on how to buy. For us here at Emerald Hills should you be successful in your lot selection you are then invited to come in commence paperwork and it is only then when you have been successful in your lot selection that we require the $1000 deposit.
