To me it is a one-off plan drawn by a draftie/bldg designer/architect and built by whoever to a reasonably high standard with quality inclusions. To others it is a project home with a few tweaks. I'd have to agree though that if you take a standard project home and add a lot of extras plus change the plan around a lot then the final price would certainly not be as per your average project home builders price. We've done the research on custom builders and actuall had engaged l37 until the contract stage. We disengaged their services and are going elsewhere. Info on l37: they "designed" custom plan (which we later found out was essentially the Albert design rehashed slightly) and quoted at the very top of our budget. Their spec level (imo) was very very basic. So you would have to upgrade everything.. So add $3k per square at least. This does not take into account any site costs whatsoever. Your slab will be $$$$. Nearly all slabs will be upgraded from the standard class to a P slab. Also, we found latitude were extremely rigid in any changes. So much so that I drew up plans myself (out of sheer frustration) and presented it to them. Our sales guy was very negative..saying what I drew was $$$.. But in actual fact, I drew wall on wall, so shouldn't have been. Anyway, designers came back 3 weeks later with exactly what I had drawn up, with maybe a linen cupboard added. Still was very $$ and at the top of our budget. They initially drew a 57 square house (can you imagine?) and I managed to get it down to 52, but still way way too much. Also, latitude will not let you bring in anything yourself (appliances etc), and you can only select from their suppliers. No outsiders. We did research, and found Sperway Homes to be very reasonably priced, better than latitude. Build was a lot better... They use a raft /pier slab rather than a waffle slab. Do some research on this, you will soon come across horror stories. Free design process too.. You sit with their up guys and design till you are happy.. No obligation. We ended up engaging Inform. In some ways more $, but all inclusive of site costs upfront. Ours are in the tune of 60k I think. That's all site costs. So a much better idea of total build cost (which is what you might want to be thinking, rather than per square). Specs are high end, so I doubt we woul upgrade much Hope that helps!
