My wife and I are in the process of securing a house and land package with Bellriver Homes, through a real estate agent on behalf of his vendor. It's a split contract. We know the price of the land is $420000 as my solicitor has already received the land contract. Obviously the end figure will be the land price, plus the house. The house and land was advertised at a certain price, which is what we have agreed on. It is a base price, not including any upgrades we decide on (haven't reached that stage yet). I decided to call up Bellriver Homes to find out how much the house costs to build. I did this anonymously. They told me base price of the house to build is $231126. This would mean that the house and land package should be $420000 + $231126 = $651126, right? Maybe a little bit more? Well, the advertised price was about $35000 more than that. Does this sound right? Am I being ripped off? I haven't contacted Bellriver yet as I didn't want to sound like an idiot in case I was wrong. So I am asking here first. That's what I thought too, but wasn't sure if that sounds like a reasonable price for site fees. Does $35k sound about right? According to the pricing I received from Bellriver when I rang for a price, the standard price includes essentials like earthworks and slab piers, BASIX requirements, council fees and connections of services. The standard inclusions are the exact same as the ones that came with the house and land package too Re: Prices aren't adding up. Need assitance 4Apr 09, 2016 2:27 pm I'm not sure about house and land packages but most builder quotes a base price and this doesn't include any site costs, developers guidelines, oh&s / council fees or any upgrades. $35,000 for site cost is a lot but not impossible and depends on your land and whether you are going with single or double. The only difference is, the house and land package comes with a driveway. That's it. $35k for a driveway? I don't think so I might have to speak to them and ask them about this. I want to be able to trust the builders and I'm already feeling ripped off and nothing has even started. Re: Prices aren't adding up. Need assitance 7Apr 09, 2016 5:27 pm Sounds like site costs. The base price for a house includes a specific class slab, minimal fall (usually 300mm), run in of service allowance and no allowance for rock. Upgrading slab class, a bit of fall across the site, larger than normal block needing longer service run in and the possibility of rock and 35k can be gone pretty easily. Also, if the builder had any promos running at the time, they may have added that one - for example pay 10k and get 40k of upgrades. That could also account for some of it. Simplest thing is to ask for the breakdown of costs for the house and land package. Re: Prices aren't adding up. Our house price included a standard slab but that wasn't suitable for our site, so we had to pay around $16K for it to be upgraded. We are also on top of a hill so the wind classification was high so there was extra costs associated with that. I agree with Frye, I would ask them for a breakdown of the costs. If it costs you privately $A for the land, and $B to have a house built on it, then typically builders will tack on a min K$50 just for a markup, so their price to you is $A+$B +$50,000.
