Browse Forums General Discussion 1 Apr 09, 2016 11:12 am Hey guys..we are inching towards one of the smaller builder here in Melbourne after meeting half a dozen big and small builders. We have been provided with following inclusions and wasn't sure about number of things and how will it look..just bit hard to imagine the looks of final product.. So if someone can advise what is meant by below items in inclusions: Paint: A) Exterior timber, cladding and metal work with acrylic finish B) Low Sheen acrylic to internal walls Not sure about exterior timber, cladding and metal work meaning?? Roofing: A) Bristile curve roof tiles from builders general range What is Bristile curve roof times here?? How does it look? Is this durable?? Services: A) Supply & Install underground Fibre Optic Conduit and Installation of drawstring for future NBN Connection. B) Recycled water system or Solar water heater System (as per developers requirements) For NBN connection is above enough? Or is there anything else required further to get NBN working? For water heater do you think gas water heater system is better? Please please advise me on above items.. One more item we are unsure about is termite treatment. Builder has quoted us $500 but unsure if that is reasonable or excessive.. Advise your thoughts on these items..I am happy to look at some photos if you can find so we can look imagine it better.. thanks... Looking to build a home in VIC. Land titled in November 2017. Some builders do three coat paint as standard, some do two. Quite often builder s quote the items that are required from all builders by law as 'inclusions'( e.g. 6.5 year warranty). No mention of type of treatment just $500. Yes some do 2 and some do 3 coat paints. But I was unsure what exactly is meant by Exterior timber, cladding and metal work with acrylic finish?? I prefer it when a builder doesn't try to make out it is something special they are providing! You should be asking the builder for an explanation of anything you don't understand. The paint sentence means that they will use acrylic paint to paint external elements that need painting such as gutters, verandas, weatherboard type cladding etc. They will also use acrylic paint internally. Yes we going to meet builder few times still before we reach pricing and contract. I also checked for termite treatment and was advised $500 for Part A and B. Perhaps it's worth getting it done with them.. Other couple of things I wanted to know from experienced people here. 1) Is it worth having full facade rendered? Or just some piers and rest is brick? Which one adds more value to the home? 2) For driveways do you think stencil or concrete adds more value? We are obviously going to see which one suits us but wanted to get fair idea from others.. This might be a couple of thousand dollars, but gives long-term added protection. Facade rendering is a personal taste and fashion thing. The most important thing here is the overall design of the facia. Just adding render doesn't make it look better in itself, unless it helps the design theme. My impression is that generally render looks good for a few years, and then starts to look a bit shabby unless well looked after. So for longer-term value, I'd go for a style with more face brick, and less render. Stencils on driveways are a bit the same. They look nice when new, but some don't stand the test of time so well. I personally wouldn't use a stencil driveway, but would rather look at plain coloured concrete or exposed aggregate. remember that driveways get stained toward a grey colour, from tyres and fallout, so you have a better chance of keeping it looking good if it's more a grey sort of colour to start with. With aggregate concrete driveway it may become very dull with time compared to stencil. I guess stencil one can be more easily coloured. But I could be wrong. Looking to build a home in VIC.
