Browse Forums General Discussion 1 Apr 03, 2016 9:11 pm Does anyone know if QLD councils accept a bushfire risk assessment report written by the property owner (and not a hired business/expert)? (I've not been able to locate any information on the council web site, nor with a general internet search). I'm having trouble finding a reliable and sensibly priced "specialist" to do it so I'm wondering why I can't just do it myself. And yes, I have already researched my block's topography, vegetation types, the AS3959 Standard, etc, etc and yes I also know how to do a Method 2 assessment as required by AS3959. Re: Self assessment for bushfire risk in QLD 2Apr 03, 2016 10:36 pm We got ours done through the builder recently and even though our rating came back as LOW we still have to have certain additions to our house as the area is still classed as s high bushfire zone grrr what council are you building in? viewtopic.php?f=31&t=82619 Re: Self assessment for bushfire risk in QLD 3Apr 04, 2016 10:29 am I don't know about self assessment but any of your local fire brigades - rural or suburban, deal with this regularly and will be able to point you in the direction of someone local who does this. Quantify " sensibly priced " too. Stewie Re: Self assessment for bushfire risk in QLD 4Apr 04, 2016 12:13 pm Council is Mackay. "Sensibly priced" means a lot less than $280 per hour and a lot less than a total cost of a couple of thousand dollars. "Reliable" means they can return a 'phone call, they can reply to an email, they can understand and apply the requirements within AS3959 and they can both read and understand the English language. This is my question: Does anyone know if QLD councils accept a bushfire risk assessment report written by the property owner ? It is possible that only an accredited or qualified person can provide a Bushfire Risk Assessment Report but I cannot locate an "official" rule stating this. If someone knows of such a rule in QLD then a web link to the source would be perfect. Thanks. Re: Self assessment for bushfire risk in QLD 5Apr 04, 2016 2:35 pm gommeqld Council is Mackay. Have you checked this document, specifically 1.3? Note that 1.1 states "Designs shall satisfy requirements of the Council and Guidelines as provided by the Queensland Fire Service – Rural Fire Brigade." Start there and ask them what their requirements are. Regional councils often have poor quality websites, so a phone call is needed when you cant find info online,. Make sure you record name of the person you speak to, and the time. Re: Self assessment for bushfire risk in QLD 6Apr 05, 2016 3:39 pm We built in Brisbane and paid $814 for a professional/certified report that was about 14 pages long. We are Bal 19. You cannot do a self assessment. We had to comply with the code and this added $25,000 to our build (we built a big house). Why do you say this rosegold? Can you provide a link to some regulation that states this? Status to date is this.... so far I have a senior person in the RFS stating verbally that I can do a self assessment, various others who have no idea and I'm waiting for a written response from Mackay council. No one has yet given me a link to a written rule/regulation that says I can or cannot do a self assessment. When I have the answer I will of course post it here so others can refer to it. Not directly, but it tells you how to solve your dilemna.-> consult the Fire Brigade and the Council. Its logical to assume that the council wants to accept a report signed off by the local Fire Brigade. gommeqld rose gold You cannot do a self assessment. Why do you say this rosegold? If the officer at the RFS says that , why do you not act on that answer? Simply Call MRC and tell them you are going to do it that way, and ask if they object? Btw, this is a guess, but I assume the RFS may let you compile the report , but they will still need to verify it to sign off on it by conducting a field inspection on your property. I suspect there could be a fee for that. rose gold . We had to comply with the code and this added $25,000 to our build (we built a big house). Could you give us a quick point form of how you had to spend money to comply? thanks. Re: Self assessment for bushfire risk in QLD 9Apr 06, 2016 4:31 pm There is some good info and background stuff regarding costs in these threads viewtopic.php?f=31&t=82156 viewtopic.php?f=31&t=79023 viewtopic.php?f=31&t=62817&p=1506826#p1506826 Stewie Re: Self assessment for bushfire risk in QLD 10Apr 09, 2016 7:42 pm rose gold We had to comply with the code and this added $25,000 to our build (we built a big house). Gommeqld, you asked what we needed to comply with the code - here's the list... 5mm glass in all windows and doors; the standard is 3mm (we had 38 in total including 1 x 5 panel and 1 x 4 panel bi-fold door) All windows to have metal fly screens with 2mm aperture to stop ember attack All external cladding (hardiplank) in fire retarding material All external wood to be a fire retardant species Must have Roof Sarking - fire proof All external entry/exit points for pipes, wires etc have to have steel mesh coverings. Garage door had to have brush seals All external doors had to have weather seals around frame and fancy seals at bottom to stop ember attack. There were some other additions too (I can't remember them all) and all of these were of course above the standard that the builder would normally use...thus the $$ extra expense. Re: "Self Assessment" doesn't mean that you, the owner, can do it. It has to be an expert who knows the legislation and code, ie. a certified operator/professional. Last time we built in 2000 we had to get "council approval" with council employees organising it and taking 6 weeks plus - nowadays you can hire an independent certifier who is not affiliated with the council to act for you and it can take less than a week. Here's a link from the Brisbane City Council. I'm thinking up in Mackay it's not too different. http://www.brisbane.qld.gov.au/planning ... s-approval Hi guys, I want to do some floor levelling before laying the planks and am considering doing it with self-levelling or yellow tongue PB board.
