I want to build a new home in Brisbane's northern suburbs, but the price of land is ridiculous in comparison to the size and all the new blocks are too far from the city for my liking. There are a few houses with 6-700M lots going for low to mid 4's in the area surrounding Zillmere/Aspley/Chermside. Would it be worthwhile to buy one of these as a knock down rebuild candidate? We are hoping to build a 4-5br, 2 storey home with a 2-3 car garage and a pool. Cheers. We then lived in it for a couple of years to dort outof finances (get in a routine and save up some cash) and now we are baout to knock down rebuild... we are in a flood zone.. so $50k of our cost is down to flood council requirements but.. $400k for land (with old house) + $470k for 5bdrm 2 story house (that includes flood requirements)... we did not go this option but we looked into the 2 story house and this was our quote.. if your land has any other requirements like in a bush fire zone or has a slope, add cost.. the cost of a slope can do up A LOT. Unfortunately after planning costs escalated & we cancelled that builder. Second builder went into liquidation. Third builder is slow to move from estimate to contract (still waiting to sign). Who knows when we'll start.
