Browse Forums General Discussion 1 Feb 29, 2016 12:35 pm Hi, Speaking to a builder here in Melbourne about building a new house which is supplied with a garage of approximately 6m deep and 5.5m wide. Have requested since we have a large block if we can extend the width of the garage out by a further 2m to measure approximately 6m long and 7.5m wide. Doing so to add storage and allow car doors to open. They have indicated that this is an easy process of extending the roofline and support beams a little further, but have indicated for the extra 12 sq. m this could cost around $10-11k additional. This seems a little high given its a few more bricks, a little more concrete, rooftiles and some plaster. I suspect there is some level of negotiation on this when we sit down to sign the contract, however, does anyone know how much doing so should approximately cost? Re: Garage Extending costs 2Feb 29, 2016 1:40 pm Hi we are doing exactly the same thing adding 2 m to the garage it cost us $5183 for the extension $409 for rear 2400mm wide roller door and $204 to extend the front door from 4800mm wide to 5200mm wide. Im not sure how much negotiation you will but there is no harm in trying. I think most builders just have a standard price they charge per m^2 added. Thanks for your information surtess. our plans will be to add 2m to the width of the garage and as it is 6m deep, this will increase the square meterage by 12 sq. m. About $5000 sounds like what I'd expect. When we are close to signing, we will do some talking and negotiation on this with the builder. We have increased the depth by 1.5m and width by .5m. This is costing us $10,000 but this cost also includes a $1200 structural change fee so costing around $8,800. The addition made the external measurements of the garage 7.9m x 7.7m. It appears the costing that I've been quoted is quite a bit out. I'm not sure if they expect some level of negotiation, or if it's purely because the sales guy worked on a $900 per sq. m costing which he obtained from the rest of the house. Given the garage doesn't require insulation and floor coverings, this may be the reason why he has been out. Will need to speak with folk who provide the costings and clarify the situation prior to signing anything. We are still in initial negotiation, but glad I asked the forum prior to proceeding.
