Just wanted to ask if anyone has any recommendations for a building inspector in Western Sydney (or just Sydney really)? Preferably someone you have used yourself. Thanks a lot. Re: Building Inspector Recommemdation 2Feb 20, 2016 9:06 am Hi hsv216 We are using houspect for iur build (riverstone, sydney) We paid for all stages including waterproofing We just had slab stage done No complaint so far. The report provided was easy to read and understand The inspector called us to explain whats in yhe report and provide their expert opinion as well Re: Building Inspector Recommemdation 3Feb 20, 2016 9:46 am Hi hsv216 I recommend that all structural work be inspected by an engineer Basically if the work is found to be Non-compliant you will need an engineers (certificate) anyway on the repairs. I don't understand why people are just happy to pay heaps and to be told something is not correct in a 50 page report..I would like to have it repaired the best way possible.ASAP Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Building Inspector Recommemdation 4Feb 20, 2016 11:03 am Hi StructuralBIMGuy, What do u advice? 1. Sudu Re: Building Inspector Recommemdation 5Feb 20, 2016 11:48 am sudu Hi StructuralBIMGuy, What do u advice? 1. Whom one should appoint for all stages of the building process? IMO you don't need an expert to tell you the finishes don't look OK But once structural components are non-compliant & covered up,buried & signed off on, its basically too late. No body likes going back and redoing things. sudu 2. Is it lawfully builder has to rectify if any issues found. Yes, but in my experience on structural defects builders ignore Building inspectors but not engineers. sudu 4. What one should do if builder don't agree with inspector/engineer report? If anyone (architect, builder, Council surveyor, Building commission, courts, insurance company, etc) doesn't agree with the inspectors report then they should advise you to get an engineer..you are back to square one! I recommend you appoint a good building consultant Some engineers have over inflated perception of their importance when in building inspection they have no role to play in Victoria. In any case most of engineer's training is not relevant to house building. They are trained to build roads, bridges, mines and sewers whilst they have no essential qualification to interpret building control, acts, regulations and standards which is covered by building surveying. Furthermore a good building consultant will have extensive building and contract administration experience and will be able go guide you as what to do if there is failure in compliance and contract conformance. Building Expert. Myself, after 45 years as a carpenter, both banging nails and admin work in the domestic building industry, find when consulting with engineers, regarding processes,my opinion is firstly ignored, but when the right approach is taken, valued, which if not,in some cases would have resulted in failure. Re: Building Inspector Recommemdation 9Feb 21, 2016 10:41 am sudu Thanks all. Looks like it is not worth taking expert advice on build process. Here in WA the engineer that does the structural design inspects and certifies the work. IMO,the industry doesn't need unqualified experts giving structural advice. Most clients that come to me for structural engineering repairs steer well clear of the so "called unqualified experts." they have been suckered already once..hindsight is a wonderful thing sudu We have to assume if we r lucky and hope builder/trade man do right things!!! look around mate these forums are filled with people asking did the " builder/trade man do right things!!!" just make sure you ask those questions before the concrete is poured..if you get my gist Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs I would send it to the certifier who is technically your representative and working on your behalf not the builder's 1 1469 I do enjoy the drama:-D In his latest two videos he has started bringing security guards to site, I am waiting for the punch on to begin lol 6 35630 Adam Baines Grad Cert Bldg Surv / Grad Dip Bldg Surv / MSAAPA Accredited Building Professional APB20210035 Builders Lic 183023 Pest Control Lic 84868 Ph 0412202336 PO… 3 37373 |
