If so was the price close to the actual estimate or cost? Below I share my experience in square meter rates and what I think is the best way to determine what your renovation will cost. There are too many variables that aren't accounted for.. eg Material,labour, plant, trade components,material site positioning, ..etc,etc 2. Time is also a variable which effects 1. above..so it needs to factored somewhere into the cost equations 3. Reverse cost engineering (ie what are my options at $2k/m2) and optimization (d$/dT) allows me to derive a rate of $2K /m2 which is about right on most of my own projects. It was a fixed price and the only variations were ours. Always provide drawings, details and specis on the extent of the work ..then there's no excuses ie, I didnt allow extra for that..that costs more? etc B Do a rough take off know the quantity of materials and check them on Site C Check labour constants,unit rates, find the optimum team size eg 2 Tradies to I labourer...then apply fair $/hr rates.. allow for some extras..know what you are up for as time means money! D If you are savvy and handy hire someone to help you..it always works out cheaper avoid time wasters. Great points, and if you can get fixed price lump sum options as well you know exactly what your costs will be. That said u can sometimes save a few dollars with cost plus work, but there is a lot of trust needed from both the consumer and the tradesmen for this option to work successfully, not to mention a lot of documentation. Re: What Does It Cost To Renovate A House? 10Feb 22, 2016 8:29 pm You could put a loft in for 20-40K... if you put part provisions in while you were building new,ie Footing, Load bearing walls a few beams and renovated the loft down the track it would have cost only $3-5k. LOL, a 10% ROI wouldn't feed the chooks..aim higher Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs the step up is 30mm and wanting it to be flat . how much does the concrete have to be lowered .we plan on removing bath and lenghten shower and adding seat. the old bath… 0 11828 if the original house is in good condition most of what you listed could be added in stages without the need for KDR and costs and disruption of having to live elsewhere… 1 13658 Approvals are covered in the cost we are paying to the pool company.
