Browse Forums General Discussion 1 Feb 10, 2016 10:19 pm We first saw our land in January 2015, we settled the 31st July. Wasted 3 months with one builder getting burnt $3000. Walked into a display home on the 6th October and paid a deposit on the 7th. Plans have been with council for a month with no clue when a slab will be laid. If I had known how unbelievably long this process would be I doubt we would have built. We are now paying rent, a mortgage (on the land), rates and water charges. I was warned never to build, wish I had listened to that advice. The cost financially and emotionally just isn't worth it. Going back only a couple of years ago with our local councils, DA's could take at least 3 months to be approved as long as everything complied. Any variation from council guidelines or an objection from a neighbour could add another month or two. At least now most of them have this down to 35 days or so. The builder could also be flat chat with jobs meaning you'll be last in the queue. I don't know which state you are in but in Sydney a lot of the big builders are struggling to find enough tradies because of the boom. Your timeline isn't as bad as ours. We paid deposit for our land in jan 2014. It got registered end of nov 2015. Took 6 weeks to get paperworks from council and sydney waters. Then plans got approved in just 3 days via CDC. Build hasn't commenced yet. Still waiting for final approval from lender. Hang in there. Even then we were told the earliest would be end of April for move in - currently we are sitting at end of May due to council delays. Basically here is our timeline July - Start plans End of July - are 4 plan changes all finished August - settled land Start September - Had meeting to make decisions on everything we wanted. End of September - get our contract Start of October - sign contract and get final approval from bank. 16th October - Go to council for DA Then we wait....... 13th December - Approval given - BTW this was with no real issues and straight forward approval - just slow council 15th December - office closes for month over Christmas 18th January (I think) - They reopen and start lining up the jobs as there are 6 houses before mine that got approval first before the break then 2 after mine. 1st February - Construction certificate given and building insurance granted 9th February - Start on site - first date given - delayed due to rain the week before holding up 2 houses before mine Next week - hopefully they will start on my site. I'm a little annoyed that council took so long as that added a month to our timeline and because of that alot of houses we were in front of then were in front of us because their assigned officer was quicker and they jump above mine due to being ready to start before mine. I bought land July 2014, land settlement was delayed 10 months, settled today!!! Yay! Been working with builder since July 2014, still haven't been provided final contract... so unable to even start applying for approvals and such. Hoping to sort it out by end of next month. Building IS a long journey. But hang in there, just think how good you'll feel when the keys are in your hand. Deposit for land April 2013 Land registered April 2014 Plans lodged with council. 3 months till approval thanks to a not so nice neighbour complaining unjustified. Ground broke in October 2014. Only up to gyprock February 2016. Would never have thought it would take this long. I blame bad weather and lack of trades. In case your still thinking their is other reasons. The dam in Sydney has overflowed over the spillway twice in our build time. Wait for bricklayer of 4 months all together. Did I win Re: How Long Has Your Process Taken? 8Feb 17, 2016 1:07 am I think cases like these are where waiting for land titles can turn out to be a good thing, at least in terms of reducing time spent paying both rent and mortgage. While it does mean more rent overall it is less painful than trying to pay them together. I signed for my land and with my builder back in June 2015 and the land titled last month. All plans etc. were sorted out well before that and council approvals were applied for and received during the 3 week settlement period. Siteworks have now started just 10 days after the land settlement. Hopefully the build goes smoothly and finishes within the 24-week estimate. Took until sept for plans to be sent to council who then took five months processing and now waiting for building to begin. As you can see we are nearly a year in and still waiting for construction to begin. Ours sure has been a long process I apologise for any confusion, but your understanding is correct.
