Browse Forums General Discussion 1 Feb 08, 2016 10:05 am Hi, We're looking at building and are currently working on a floor plan that makes the most of a 550sqm battle-axe block that's available to us. Of course it's difficult to think of everything yourself so we've been outsourcing where possible and gathering as many opinions as possible, some of which have been included in the modified floor plan below. Our brief we gave the draftsman was as follows: - Young family, 2 adults and up to 2 kids with room for guests - 4 bed, 2 bath with walk-in and ensuite to master - Master bed to be separated from other bedrooms - Decent size kitchen with good flow between kitchen / dining flowing out onto alfresco - Pool - Balance between yard space, pool and house size (yard space was an important factor for kids) In the floor plans below, the driveway of the battle-axe block enters on the bottom left corner and the boundary in the second image is approx to scale. This is the original floor plan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And this is our modified version: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The changes we've made - - Opened up entry - Opened up kitchen by removing butlers (not sure if it would have been cramped before?) - Slightly widened alfresco (had to steal from kitchen) - Moved dining location - Changed orientation of Bed 4 and added dual cavity to double as kids toy room - Swapped bath and laundry - Added storage to garage Please let me know if you have any suggestions / changes / potential problems you can see! A common concern that has been raised is that it may be too small to have kids here, but that was a compromise we made so we could have the pool as well. Thanks for your input! Re: New Build - Floor plan advice! 2Feb 08, 2016 1:03 pm Just a couple of my pet hates in regards to floor plans but this may not bother you... • I hate the idea of people being able to see into the kitchen/meals area from front door • I hate not having a separate toilet from the main bathroom, especially with multiple kids otherwise the rest of the floorplan, while compact, makes good use of the space. I too hate no seperate toilets although I'm not sure the original plan with seperate toilet was any better. Couple of other points which may be nothing but as no scale for the other rooms it's hard to work out. Just wandering re the space between the study nook, meals area and living as to what your furniture plans are as it just seems like a big extension of the entry and possibly an area you could steal space from? Also with the garage wandering the size of length/ width. You have 3 doors plus the main door going outside or into other rooms plus the storage. No problem if you have the length and width but if already tight for space and you add outward opening door it could be an issue. Re: New Build - Floor plan advice! 4Feb 08, 2016 2:32 pm Thanks for the comments. The garage is approx 5.9 x 5.9m (excluding storage) which isn't huge. Bumping it wider to the left boundary is definitely something I'm considering, it will come down to $$ in the end. As for toilet, again that's another point I agree with. If once we start crunching some numbers there's extra $$'s left over to add addition sqm then we'll look at the garage widening and separate toilet. And I agree about the space between the nook, living and meals. Its bugging me as I feel like I should put it to work, right now it's just empty space. I'm having trouble deciding what to do there? In the original floor plan it was taken up by meals but I didn't like how the meals were somewhat disjointed from the kitchen / alfresco. Here's some scaled furniture (3 seat + 2 seater lounge, 6 seating table, study desk) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: New Build - Floor plan advice! 5Feb 08, 2016 9:51 pm I agree with the others about having the toilet separate - I have 3 kids now (10 year gap between the youngest and next) and with just 2 of them it would be a fight - worse if they had been different sex - at least both being boys they have no issues walking into the bathroom when the other is naked, but if one was a girl that would't happen - so if someone is using the toilet and the other needs to brush their teeth and do their hair and all their things are in that bathroom it will cause some upsets and fights between the kids - and its so annoying having to deal with those petty fights. I will say it is a small house. I tend to prefer 2 separate living areas myself but you have made your 4th bedroom kinda like that I guess. Re: New Build - Floor plan advice! 9Feb 09, 2016 8:09 pm • Keep the pantry; delete sink. Never enough room to keep all the food and other whitegoods in cupboards. • Delete the study nook. No one has those anymore as most people have tablets and notebooks; wasted space which will accumulate junk in view of the meals and lounge. • Keep Laundry attached to outside of house to have access to have a small clothesline just outside the door. • Delete garage side door and have storage along that back wall. • Widen Bed 2 and the garage; garages are never wide enough for two cars. • Keep 2nd toilet in its own room so it can be utilized separately to the bathroom; sometime stinks to have both in the same room and also allows them to be used at the same time. • Widen Living room and bed 1 to also give you a larger alfresco area. Take it out 1.8m from the pool to give maximum area for all three areas. Re: New Build - Floor plan advice! 10Feb 10, 2016 10:30 am Aussie those are all good suggestions but most require adding to the total floor area - until we crunch some numbers with the builder we're trying to avoid that at the moment. Will definitely revisit these if the budget allows. Another consideration would be to not do that alfresco at the moment and add that to internal floor area, with the view to add a stratco (or similar) style alfresco later down the track.
