Re: New Build - Floor plan advice! 9Feb 09, 2016 8:09 pm • Keep the pantry; delete sink. Never enough room to keep all the food and other whitegoods in cupboards. • Delete the study nook. No one has those anymore as most people have tablets and notebooks; wasted space which will accumulate junk in view of the meals and lounge. • Keep Laundry attached to outside of house to have access to have a small clothesline just outside the door. • Delete garage side door and have storage along that back wall. • Widen Bed 2 and the garage; garages are never wide enough for two cars. • Keep 2nd toilet in its own room so it can be utilized separately to the bathroom; sometime stinks to have both in the same room and also allows them to be used at the same time. • Widen Living room and bed 1 to also give you a larger alfresco area. Take it out 1.8m from the pool to give maximum area for all three areas. Re: New Build - Floor plan advice! 10Feb 10, 2016 10:30 am Aussie those are all good suggestions but most require adding to the total floor area - until we crunch some numbers with the builder we're trying to avoid that at the moment. Will definitely revisit these if the budget allows. Another consideration would be to not do that alfresco at the moment and add that to internal floor area, with the view to add a stratco (or similar) style alfresco later down the track. Of course it's difficult to think of everything yourself so we've been outsourcing where possible and gathering as many opinions as possible, some of which have been included in the modified floor plan below. Our brief we gave the draftsman was as follows: - Young family, 2 adults and up to 2 kids with room for guests - 4 bed, 2 bath with walk-in and ensuite to master - Master bed to be separated from other bedrooms - Decent size kitchen with good flow between kitchen / dining flowing out onto alfresco - Pool - Balance between yard space, pool and house size (yard space was an important factor for kids) In the floor plans below, the driveway of the battle-axe block enters on the bottom left corner and the boundary in the second image is approx to scale. A common concern that has been raised is that it may be too small to have kids here, but that was a compromise we made so we could have the pool as well.
