Well PD just called me and my Tender Appointment has been booked for August 19th, the problem is we don't get settlement of the home until August 14th...I told this to the girl I spoke to and asked if it would make a difference getting the soil tests/site costs. She said they could probably do the soil tests in the backyard if the house had not yet been demolished. I'm going to ring around some demolition companies today but I'm just wondering because we don't get the house (to knock down) until the 14th of August, can the demolition company still organise council approval etc now even though the house isn't technically ours until the 14th? How long does a demolition usually take? I'm hoping only a day or two. Also does anyone have any good names of demolition contractors in Melbournes West? This can take up to 3 weeks from the time you notify them, and demolition can't start until this is done. I assume you won't be able to do this until settlement either?
(Took us over 3 weeks to get the gas off, which is much longer than what it is meant to take.) I guess God didn't use subbies... Our council required a list of what and how much was to be demolished, like asbestos, rubbish, tiles etc. (we still submitted to council ourselves, the demo company just did the paper work).
Also we had to have building approval from council before we could demolish (bank issue as without a new building approval the bank wouldn't allow us to 'reduce' the value of the property by removing the existing house). Just spoke to real estate and settlement cannot be brought forward which means we will have to wait until atleast 14th August to demolish the house. Will ring the demolition companies now and see if we can atleast submit the demolition permit to council now, so that we can be ready sooner, but don't know what they will say. Does anyone know if they can do a soil test on just the backyard or do they need to put points across the whole land? We basically did the same on a small demo job a few years back, council issued a permit for demolition on the basis of an appropriately licensed demolition mob. Contained asbestos in close quarters to other buildings so there were extra stipulations. The lady I spoke to said they could submit the permit to council etc and await them to be approved, just the actual demolition itself could not be done until after we had ownership.... Hopefully they give a fair quote and we dont have to organise anymore. It is a timber home, 2 bedrooms, quite small and a shed. We also demolished our house and as Mr T said the abolition of services can take up to three weeks. Gas and electricity service companies won't abolish services until the property is vacated and demolition can't take place until services have been abolished. It takes up to three weeks and in our case they wouldn't give a date as to when it would happen, just that it would happen sometime during the three weeks. So basically you have to tell them that the property will be vacated from the 14th August and then account for three weeks from then. You may have already checked this out (and I only just thought of this as I was typing), but as the house in currently owned by someone else, not sure how you will go ringing their gas and electricity suppliers to organise abolition. You might need to get something from the real estate agent because your details will not be registered against the address. I'm just a bit concerned that you think it might happen on settlement day and that may not be the case. Also, just in case (although you haven't mentioned it so probably not relevant to you), when we demolished we kept our garage, which if we ever get to move into our house will be a workshop. We actually had to get a permit to keep the garage and had to get this before demolition. Luckly for us out of the five demolition companies we had out to give quotes, one actually knew this. I'm pleased to hear abolishment of services may only take 3 weeks, I was prepared for up to 6 weeks, I understand that this can't be done until we have ownership on the 14th....I might ring the companys just to see what they say, good idea about checking with the real estate for some proof of ownership We do have an old shed at the back of the property however we plan on having this demolished too, there are also some trees (one largeish) that the demolition company said it would be cheaper to have removed from a mulcher.... I have heard from a friend of mine, that you should not start building very soon (eg a month) after demolition, esp when the old house use to have a timber floor with large cavity below. Something about letting the soil "settle". Can someone in the forum confirm one way or another? I'm also demolishing and building.
