However it is sloping and requires a retaining wall for subdivision and the land to be levelled. The retaining wall is inclusive of the sale price. However I would like to know the cost of levelling the land? It is beach sand, there is minimal scrub on the land. It is a great buy, however I feel people are apprehensive due to it needing levelling, and the worry the price could spiral out of control. The block is 350sqm Re: Levelling land, what are the costs? Please help! 2Feb 03, 2016 11:24 am It depends on a range of things like how steep the slope, if you are levelling the whole block or just enough to build, if there is rock and if you will be removing the surplus dirt. We levelled roughly 250 square metres and removed 20 tonnes of clay and some concrete for about $4k. I've heard others talk about levelling costs of $20k.
