Browse Forums General Discussion 1 Jan 26, 2016 2:55 pm Hi,all, this question might sound silly,How do we tell if a building contract is a fixed price contract? I signed a HIA standard contract with my builder (which I thought it's fixed price, with no prime cost item and no provisional sum items) however my broker says it's not a fixed price contract.. So if a standard HIA contract is not a fixed price contract ,how can many people get their loan approved since most banks only accept fixed price contract? Really confused now Re: Fixed price building contract 2Jan 26, 2016 6:19 pm It means that your contract price is fixed but may vary under certain circumstances 1 you could order extra works 2 Building Variation could occur outside builder's control(in which case you could have to pay) 3 You could disrupt builder In which case you will pay. Perhaps ask your builder exactly what they anticipate may vary going forward LOL, why ? Has the contour levels changed? has the soil transformed into something different?..IF Yes then.. the only reason, is to use another set of documents to go for increase or lower variations?
