Browse Forums General Discussion 1 Jan 07, 2016 5:05 am I am wondering if anyone (especially in Melbourne) has decided to build on stumps? The volume builders seem to use slab on ground construction. My current house is on stumps and it is very convenient for termite inspections. I am investigating because a friend's new house has had termites twice now. They came up through the slab penetrations ate the floating flooring. Re: Stumps vs slab? 2Jan 07, 2016 6:55 am Re termites - did he have any protection installed at build ? Re the build - its up to you I guess. I don't really like an underneath area - snakes etc - - but again - its a personal thing. Re: Stumps vs slab? 3Jan 07, 2016 8:10 am Hi Saint Mike No, he had no termite protection unfortunately - since it is not an official termite area (of course that is rubbish, everywhere except Tassie has termites). Snakes under the house aren't an issue in this part of middle Melbourne suburbia. Re: Stumps vs slab? 4Jan 09, 2016 6:29 pm Agree on termites. We have termi-mesh - seems good and they do come back ... I've known a few snakes down that way ... Re: Stumps vs slab? 5Jan 09, 2016 7:58 pm From a solar passive & energy conservation point of view a concrete slab should be on ground. If the slab is elevated it should be insulated otherwise it will have a detrimental affect on the energy or Star rating of the house. Having just said that, if the building site is steep, a suspended floor will save you the cost of major excavations and expensive retaining walls.
