I have a PPOR on the esplanade at a southern suburb in Adelaide on a block of 785sqm in the council of onkaparinga. Im looking at a JV to build two homes but am a bit unsure on how to connect with a reputable builder/investor. I understand the need to have a legal binding agreement with a partner which would cover both parties but as Im putting my PPOR as part of the arrangement it is as Im sure you understand a big commitment! The person who owns the land over values its worth and undervalues the building cost 2. Visa versa the builder wont pay you what the land is worth unless you can add value by rezoning 3. Try sub dividing the block and selling off a portion..but that's not going to help you if all you are left with is a vacant block yourself 4. Banks aren't lending on a blocks future potential nor is a cash strapped builder going to carry the project 5.
