Ok, now I know this is a bit of a 'how long is a piece of string' kinda question...but I'll ask it anyway! We've found a house that we're considering putting an offer in on - it needs work but structurely its ok. Ideally we'd like to be able to extend it to the back - this would just make the bathroom larger, move the laundry outside and give us an office. Basically we'll be extending out about 10ft on half the width of the house, the other half will be a large decked entertaining area - god this is hard to expain! Its a single storey older style clad home. A photo of the house may help: http://i345.photobucket.com/albums/p388/rachfont/house.jpg Anyway....has anyone done anything similar, or are there any builders here who could maybe give us a very very rough idea of the costs. I mean are we talking $20k, or $100k?? But some questions Are you moving any of the plumbing? Will it need much demolition? Would it add value to the house The other thing to be aware of even if you get a quote from a good honest builder, when renovating problems always occur and costs will increase so what ever number you start with allow at least anther 10 to 20 percent. p.s mines a weather board house. Great to hear that you're doing something similar at the moment! Removal and reconstruction of a brick boundry wall. The area's demolished were a small bathroom and a laundry which are being replaced. The plumber that was there had to be moved slightly and the fall corrected ($6000). Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ A totally new frame and ceilings of 9 feet, used windows, weatherboards, all electrics, laundry and bathroom fittings. Concrete slab. This does not include flooring or heating. $40,000, but I did have quotes of $60,000+, The builder I went with is reasonable but very picky which is what you want when it's your home. The most expensive thing for you I think would be moving the plumbing. It may not be too bad but if you had to rip up the concrete to do it, it willl expensive very fast. To give a estimate for what you are doing is very difficult because it depends on so much like the type of foundations you have/want. But I would think around 50g's if no problems would be close around the mark. As far as the decking goes I had my front verandah done at the same time, which overal looks to be a similar size that cost 3,500 (if you do this use decktra? from Haynes to treat it). The price of the deck is a nice surprise - I was thinking it'd be a lot more so thats good. I'd love to see more photos as the project progreses, and especially at the end! Thanks again Rach Re: Costs of extending house - help please!! :) 10Jul 21, 2008 12:24 pm The bottom pic was taken at 10:30am today they have been going for about 6 weeks now, but they disappeared for a week and a half and also did the front verandah and side of the houses weatherboards in that time too. So probably all up they have spent 3 weeks on the extention part, they have only had the builder and his apprentise for most of that time with the occasional help from his brother as a labour for demo. Will post the front verandah before/after for you in about 10 mins.

There was reallt thin cracked concrete and building rubble (wanted a before picture but forgot to take it), so wasn't a big deal to remove. Keep in mind with my decking it was 12 metres by 1.5 metres and they didn't have to do the foundations as they were already there ect. Re: Costs of extending house - help please!! :) 13Jul 21, 2008 12:42 pm Yeah i am living here while this is going on, with no bath room and laundry (not that I had a working one before hand), luckily I am male and can water the garden due to the water restrictions, and parents live about 10 mins away for showers in the morning, and Macca's is two blocks away for the non watery usage of a toilet. I think our deck would prob be about 10ft x 20ft so a fair bit bigger - gives me an idea of the costs though so thanks for that.

When I brought the place I put in a kitchen and redid the flooring, replastering and electricity then had no money left so I had to leave the bathroom/laundry alone which was pretty dismal 60's stuff that wasn't enclosed properly and had no electricty. Saved some cash and I am doing the bathroom laundry plus an extra bedrooom now. You should try the MyVirtualHome for some ideas on how to configure ect I found it a enormous help theres a thread below for it (I could give you my plans live through it too if that would help). If your patio is going to be 35 sqm then that's going to need Council Approval.
