My sister in law just told me of her best friend's building contract with a large building company; and in that contract there were extra warranties, over and above the normal warranty of the builder.
Does anyone else have such additional warranties... for instance the one told to me by my sister in law... for Wall Tiling, where the warranty is conditional upon the owners having a yearly $450-00 inspection of the wall tiling based on the terms that the owners have correctly maintained the showers (for instance)... or the warranty is voided. Most wall tile junction joints are installed incorrectly by the way... and should be a minimum 3mm silicone-filled gaps and not just smeared over the joints with fixtures. Just look in 'The Guide to Standards and Tolerances' by the VBA.
There is another one for termite treatment warranties, where the terms insist that owners must have 6-monthly inspections @ $175-00 each or the warranty is voided. What they look for is termite tunnels into weep holes and paving or add-ons by owners which increase the risk. Why not just say these things must be done by the owners and save the owners all that money. If it is smart business, it certainly seems unfair to owners.
There could be others. Please tell us if you know of any others.
I say that these extra warranties seem to be in conflict with the builder warranting all works for a period of 6.5 years. I cannot think of any work that (if installed correctly), will not last at least 6.5 years.
But when installed incorrectly, well there are many failures... just look at all the maintenance teams out on the road.
